Key steps that we take to make it easy for you
When you contact us, to discuss your dream, we will email you a short questionnaire asking you some questions to ensure we understand your need. Once we have this information about what you are wanting to achieve we can book a time that suits you for a free on-site consultation to learn more.
We meet with you onsite, in person so we can get an understanding of what it is you want to achieve. At this site visit we want to learn what’s important to your family, your lifestyle etc. Feel free to bring along any ideas you have, your plans, sketches and magazines. We want to get a feel for your aspirations and expectations and it’s important for you to get a feel for us, so we know we can work together for the biggest investment of your life. This meeting will involve you discussing some big topics like time frames, council consents, project management and budget expectations.
You may already have plans drawn up and we are happy to price from your existing plans, or we can offer you the complete design & build package which happens in the following order
1. Concept Drawings
This is the most important stage because a good design is key to a successful project that will also meet your budget. We have a number of concept drawings that can be changed to suit you and your family’s needs, or we can work with your own designer to design your perfect home. It pays to think carefully and rework ideas until you are confident with the result of your concept drawing. We like to be interactive during this stage because we have years of practical experience and know what works and what doesn’t.
2. Working Drawings
This is where the architect draws more detailed plans such as a site plan and specific detailing and specifications for the products or systems used. Once these plans have been approved, the documents are ready for your local council’s approval, possible engineering and we, Carter Homes can price them and present you with a quote.
Carter Homes will price your plan and give you a fixed price contract. The main benefit of a fixed price contract is that the agreed upon cost of the build is exactly that – fixed, so there are no budget blowouts and nasty surprises. If you change your mind about the design and want to change anything, additional paperwork is required, meaning more time and money is spent. If you know exactly what you want before starting to build, this is a good option for you. The other option is Cost plus margin where you pay the hourly rate on all hours worked with a margin on materials and sub-trades.
Once we have agreed upon which contract option you would like to go with we will present you with a full building contract supplied by the Registered Master Builders Association. This includes the extent of work, our responsibility to your, insurances, payment schedule and your Master Build 10- year guarantee. We use up to date software that can accurately show the schedule for your work and what stages to expect and when.
Here is where your dream starts to become a reality! We schedule regular site meetings that give you the opportunity to view the progress of your project and keep you up to date with how things are going. If there are any concerns with regards to design and functionality we work together to resolve the issue, so you are happy with the result. We always keep you in the loop if there are any changes to make so you can be confident with making informed decisions.
Here is where we can hardly contain our excitement! The time has nearly come to hand you the keys to your new home! First the final council inspection must be obtained and we will go through our quality assurance checklist to ensure every box has been ticked. Our attention to detail is thorough and we make sure you are satisfied with the results. Finally, we will organise your free professional house clean to make everything sparkle and shine as it should before you move into the quality home you deserve!!
